Office of the Valuer General

The Office of the Valuer General is the sole valuing authority of the state. It provides professional and confidential advice on all types of residential, industrial, commercial and rural property valuation. Our national coverage with specialist knowledge of local property markets and analytical skills gives us the ability to determine property & land values and to disseminate informed and considered advice on the market trends and the performance of land and property assets.

Valuations Services offered by Office of the Valuer General include :

Statutory Valuations

These valuations are stipulated in the Valuation Act (Chapter 327) and represent the duties and responsibilities of the Office of the Valuer General and the Valuer General as the custodian of the Valuation Act.

Listed below are various statutory valuations undertaken by the Valuer General:-

  • Rating & Taxing Valuation (Valuation Rolls)
  • Valuation of Unimproved Value
  • Reappraisal Valuation (Rent review)
  • Acquisition & Compensation Valuation
  • Probate Valuation

Property Valuations

Valuation of property has a specific outcome that can be categorised in two (2) formats, the Certificate of Valuation and or the Valuation Report depending on the request and co-ordinated through the Valuation

Property Information

Is required as stipulated Under the Valuation Act (Chapter 327) and takes into account all property sales, subdivisions or consolidations of leases . Click here for more information.

Papua New Guinea Valuers Registration Board

Is stipulated Under the Valuation Act (Chapter 327) and governs professional practices conduct of registered (certified practising) valuers throughout Papua New Guinea . Click here for more information.

The Valuer General heads the Valuation Division of the Department of Lands & Physical Planning. The duties & responsibilities of the Valuer General are vested in the Valuation Act (Chapter 327).

The main functions of the Division are to:

Develop & maintain valuations under the provisions of the Valuation Act, a 'valuation roll' for the purposes of local authority rating, Provincial Government land tax and state lease rental.

Provide a valuation consultancy service to client departments, statutory authorities and agencies on updated market valuations for the purposes of sale, asset, rental, probate & feasibility & acquisition & compensation etc related to the current real estate market conditions.

Provide property valuation services to enable equitable revenue to be raised by the Department of Lands & Physical Planning through determination of unimproved value for land rentals purposes and through request of market valuation for individual & general public upon payment of valuation fees.
